Window replacement in Austin, built to your openings.
Top Frame supplies replacement windows for Austin-area homes: thermally broken aluminum and wood-clad aluminum units made to size, factory-direct with no dealer markup, and installed through our network of vetted installation partners.
You are buying the window, not the markup on it.
Most replacement window companies are dealers. They buy from a manufacturer, add their margin, and sell you the result, which is why the same window can carry wildly different prices across town. We supply direct from the production line, so the number you see is the window plus our work, and nothing else.
Factory-direct pricing
Competitive pricing without traditional dealer markups, not a discount on an inflated list price.
Lowest available U-factor
Low-E and argon glazing, depending on configuration. Well inside ENERGY STAR's Southern-zone criteria.
Typical lead time
Made to your opening sizes. The ship date is confirmed when you place the order.
Transferable warranty
Coverage stays with the house if you sell it. Terms issued with each quote.
Made-to-size windows, not stock sizes forced into your wall.
Every unit is manufactured to the measured opening. In practice that means no filler strips, no shrinking your glass area to hit a catalogue size, and no compromise on sightlines. These are the styles Austin homeowners most often replace into:

Tilt & Turn Windows
One handle: tilt in at the top for secure ventilation, or swing the whole sash in like a door for cleaning and egress.

Casement & Crank-Out Windows
Cranks outward to catch a breeze and seals tight against its frame when closed. Strong performer in a hot, humid climate.

Picture & Fixed Windows
Maximum glass, minimum frame, no moving parts to leak. Where the view matters more than the airflow.

Window Wall & Glazed Openings
Floor-to-ceiling and multi-unit openings engineered as one assembly rather than a row of separate windows.

Questions homeowners and builders ask us
How long does window replacement take?
The install itself is usually the short part: an installation crew typically works through a house in one to three days depending on opening count and access. The lead time before that is what governs the schedule: our standard finishes run 6–8 weeks from purchase order to delivery, because every unit is built to your exact opening rather than pulled from stock. The ship date is confirmed at PO.
Do I need to replace every window at once?
No. Plenty of projects start with the west- and south-facing openings, which take the worst of the Austin sun and usually deliver the biggest comfort difference. Phasing does cost more per window than doing the whole house at once, since mobilisation and freight get spread over fewer units. We will show you both numbers so you can decide.
What makes a window suitable for the Texas climate?
In a cooling-dominated climate like Austin's (IECC Climate Zone 2A), Solar Heat Gain Coefficient matters more than U-factor. SHGC measures how much of the sun's heat the glass lets through; a low number is what keeps afternoon rooms from becoming unusable. The ENERGY STAR Southern-zone criteria are U-factor ≤0.40 and SHGC ≤0.25. Our thermally broken units are specified well inside that. See the Texas energy efficiency guide.
Are your windows a good fit for an older Austin house?
It depends on the opening. Our products are made to size, which is an advantage in older homes where nothing is standard and stock windows need heavy build-out. Where we are a poor fit is a budget like-for-like swap on a rental or a flip. These are architectural systems and they are priced accordingly. We will tell you straight if a project is not a match for what we supply.
Do you handle the permit?
Straight replacement in an existing opening is usually simpler than a structural change, but permitting and any historic-district review depend on your specific property and the current City of Austin rules. We will tell you what we know for your address and what you need to confirm with the city before you order.
What warranty comes with the windows?
A 10-year transferable warranty on the units. Transferable matters if you sell: the coverage goes with the house rather than dying with your ownership.
